New Construction

New Housing starts have set record after record over the past few years and new construction sales account for approximately 15%-25% of the single family home market nationwide. Despite rising material and labor costs, new construction sales have continued to rise and demand for new homes has remained strong. Low interest rates have also contributed to steady increases in the median price for new housing, as buyers have been able to afford more house for their money.    

Within the new construction market, there is a wide variety of types of homes, ranging from tract style housing to custom housing built with every imaginable amenity. Many of these homes can exhibit similar qualities such as size and bedrooms, but due to differences in materials, workmanship, and other upgrades and amenities, can have vastly different market values.

It is essential in the valuation of a new home to take a detailed inventory of all upgrades and to take into account every aspect of the overall construction quality. It has been the goal of Sound Appraisal Services, Inc. to be intimately familiar with current construction techniques, cost figures, current new home buyer expectations, and other market conditions which can and do have an impact on the market value of new homes.
